Rojas AP worked with the property owner to renovate the 1st floor of this six-story apartment building located in the Upper East Side. The proposed scope entailed adding an exercise room for the tenants and converting six of the existing office spaces into residential units, ranging from a studio to a two bedroom apartment.

The work also included installing new vestibule doors, new lighting, flooring, and wall panels in the common hallway area, all done in coordination with interior design firm C McKEOUGH Unltd. Rojas AP filed with the Department of Building an Alteration Type 1 application to change the use and dwelling unit count. Approvals from the Landmarks Preservation Commission were also obtained. In addition to coordinating with the interior designer, Rojas AP worked closely with the mechanical and structural engineers for coordination.

Rojas AP was hired to perform FISP (Facade Inspection Safety Program, formerly Local Law 11) inspections and prepare facade repair drawings with the Department of Buildings and perform construction administration for a 12-story residential building in Long Island City, addressing unsafe conditions.

The inspections were conducted using binoculars, pipe scaffolding and suspended scaffolding in full compliance with FISP. Based on findings from the Cycle 9 FISP report, a comprehensive Facade Repair Scope was developed. A significant challenge faced was the poor condition of the terracotta parapet, which was leaning in several locations. Further inspection of the terracotta revealed deterioration of the backup metal. To address this issue and mitigate potential risks to pedestrians and the building, Rojas AP opted to replace the terracotta parapet with a brick parapet. This solution offered a more durable and cost-effective solution, saving the project money while ensuring long-term stability. The new brick parapet was integrated into the building’s design while maintaining a consistent appearance with the existing structure.

Throughout the project, Rojas AP provided construction administration services, including regular site visits to monitor progress and ensure compliance with design and safety standards. Upon project completion, Rojas AP amended the original FISP report and filed an updated SAFE report, confirming that the building’s facade was in good condition, fully compliant with FISP requirements, and posed no risk to the public.

Rojas AP was introduced to this job by Mike’s Home Solutions (MHS), a general contractor that already had a relationship with the owner of this house. Rojas AP was brought on to review the scope of work for code compliance and prepare drawings for NYC Department of Buildings (DOB) filing. The house was a childhood home that the client was looking to update for her family’s needs. The team at MHS worked closely with Rojas AP to create a base design plan that we were able to transform into a filing set for approvals. During plan review there were objections about the legitimacy of the third floor bedroom and bathroom. Without a Certificate of Occupancy, Rojas AP worked with historical photos and housing records to prove to the DOB that this bedroom met all historical code requirements and could remain as such. The construction phase went smoothly and Rojas AP was able to inspect and obtain final sign-off for this project.

Rojas AP worked with the property owner of this six-story apartment building to renovate three apartments stacked vertically on the 4th, 5th, and 6th floors. The former four-bedroom apartments were turned into three-bedroom units so that the living room, kitchen, and study could enjoy a more spacious and integrated area now facing Central Park. Rojas AP took advantage of the space gained by the removal of an obsolete fireplace and chimneys. Also, the renovation to the top three floors provided straight-forward roof access for mechanical equipment to serve the renovated apartments. Rojas AP worked with NYC Landmarks to gain approval for the rooftop equipment. In addition coordination between the interior designer, mechanical engineer, and structural engineer was provided by Rojas AP.

Rojas AP was hired by the property owner to propose a new interior layout to accommodate a non-profit organization. The existing space was assigned to a medical office, according to the Certificate of Occupancy. While an Alteration Type 1 was separately being filed to legally turn this space into community use. Rojas AP was in charge of proposing a new office space to specifically address the new tenant’s needs that included six new private offices, an open community room, youth center, conference room, kitchen, and an IT closet. Additionally, as per code requirements, two ADA-compliant restrooms were designed. Rojas AP conducted the site survey, code review, DOB filing drawings, and approvals for this Alteration Type 2.

Rojas AP was hired by the owner of this multi-family apartment building to create a new accessible entrance to a community facility space on the ground floor of their building. The building is built into a hill, so the natural slope and existing doors along where the ramp was proposed created some constraints to the configuration. Rojas AP designed a set of stairs and ramp that was able to accomplish an efficient entrance to the tenant space as well as a fully compliant accessible ramp.
