Rojas AP led a 2.5-year facade rehabilitation project for a large coastal residential complex consisting of three interconnected buildings across three addresses. Our work included full design drawings, contractor bid preparation, walkthroughs, bid leveling, and comprehensive construction administration. The coastal location presented unique challenges, requiring careful detailing and the use of galvanized lintels and corrosionresistant materials to ensure long-term durability.

We performed swing-stage drops on each elevation to monitor progress and address field conditions, maintaining close coordination with the contractor and clear, consistent communication with ownership throughout the project. While the roof replacement was ultimately removed from the scope, we designed and coordinated parapet flashing installation to allow for seamless integration with future roofing work. We also provided cost and design comparisons for a full brick parapet rebuild versus a railing extension, helping the owner balance code compliance, aesthetics, and budget considerations.

Rojas AP was engaged to perform FISP (Facade Inspection Safety Program, formerly Local Law 11) inspections for a 12-story commercial and office building in Chelsea. Visual inspections were conducted with binoculars, and close-up inspections used a boom lift and suspended scaffolding, fully complying with FISP requirements.

Initial findings revealed SWARMP (Safe With a Repair and Maintenance Program) conditions that, due to delays, were later reclassified as UNSAFE. Based on these findings, Rojas AP developed a comprehensive facade repair scope, addressing issues such as cracked bricks, crazing, deteriorated mortar joints, decorative masonry cracks, cornice paint chipping, rusted steel lintels, and stone damage.

Rojas AP provided full construction administration services, including regular site visits to ensure progress and compliance. After completion, Rojas AP amended the original FISP report and filed a SAFE report with the DOB, confirming all UNSAFE conditions were resolved and the facade met FISP standards.

Rojas AP was hired to perform FISP (Facade Inspection Safety Program, formerly Local Law 11) inspections and prepare facade repair drawings with the Department of Buildings and perform construction administration for a 12-story residential building in Long Island City, addressing unsafe conditions.

The inspections were conducted using binoculars, pipe scaffolding and suspended scaffolding in full compliance with FISP. Based on findings from the Cycle 9 FISP report, a comprehensive Facade Repair Scope was developed. A significant challenge faced was the poor condition of the terracotta parapet, which was leaning in several locations. Further inspection of the terracotta revealed deterioration of the backup metal. To address this issue and mitigate potential risks to pedestrians and the building, Rojas AP opted to replace the terracotta parapet with a brick parapet. This solution offered a more durable and cost-effective solution, saving the project money while ensuring long-term stability. The new brick parapet was integrated into the building’s design while maintaining a consistent appearance with the existing structure.

Throughout the project, Rojas AP provided construction administration services, including regular site visits to monitor progress and ensure compliance with design and safety standards. Upon project completion, Rojas AP amended the original FISP report and filed an updated SAFE report, confirming that the building’s facade was in good condition, fully compliant with FISP requirements, and posed no risk to the public.

Rojas AP was hired to prepare FISP Filing and Facade Repair Drawings with the Department of Buildings to address SWARMP conditions on a residential building in the Bronx. Our strategy involved filing a basic Facade Repair Scope based on identified repair locations outlined in the Cycle 8 FISP Report. Close-up inspections using pipe scaffolding were conducted in accordance with LL11 (Local Law 11) standards. The repairs included brick repointing, removing and replacing sealants at coping joints, and crack repairs to the existing concrete balconies. Throughout the project, Rojas AP conducted site visits to monitor construction progress. During these inspections, it became clear that the conditions of the existing balconies were significantly worse. The worsening conditions were caused by water ingress into the balcony at the balcony railing posts. Rojas AP filed a Post Approval Amendement (PAA) to incorporate the additional work and updated details for balcony repair. Rojas AP collaborated with the contractor, property owner, and manufacturer representatives to ensure the use of appropriate materials essential to completing the project. Upon completion of the project, Rojas AP submitted a subsequent FISP report to update the filing status to SAFE, indicating compliance with regulatory standards and the successful completion of the necessary repairs.

Rojas AP was hired to prepare and file drawings with the Department of Buildings for the repair of Unsafe and SWARMP (Safe with a Repair Maintenance Program) conditions reported on the Cycle 8 FISP Report of an 8-story high commercial building. Repairs entailed brick repointing, brick replacement, corner replacement, and crack repair. The construction administration lead by the Rojas AP team provided close-up inspections at all suspended scaffold locations. While on-site, the team verified changes to the repair scope required by the conditions of the facade. Rojas AP was responsible for reviewing, requesting changes, and approving all AIA payment applications from the contractor. A Post Approval Amendment was required to show changes to the approved repair scope of work quantities, including additional work and credited amount from originals.

Rojas AP performed close-up and visual inspections to properly access the facade conditions of a 12-story building and address findings for the FISP (Facade Inspection Safety Program, formerly Local Law 11) Cycle 8 compliance report. Rojas AP performed the inspection using a 150’ articulating boom lift in order to eliminate any impact on their newly installed roofing system. Subsequently, Rojas AP outlined future facade work to be completed as part of a repair and maintenance program and coordinated drawings and paperwork submittals with the NYC Department of Buildings for approvals.
